All of the above are good considerations for php, but asp is the emerging standard. asp.net2.0 is far more versatile, and the advent of AJAX makes asp even more effective. While php is open-archetecture and comes with some advantages, asp is funded by microsoft. And, if you look at the history of computer technology, betting against microsoft loses lets seee…… oh, every time.

In five years, this won’t even be a question, ASP will be the standard.

In a year or two my husband and I want to start our own business in Real Estate Investing. We are currently closing on a house that we are going to rent out. When we start getting more into it, such as with the renovations and everything, should we have our own name and make ourselves a company or should we not even be company and just buy houses and sell it or rent it out? If we do start a company how do I go about in doing that? I'm clueless right now. thanx alot!

You should always run your Real Estate Business as an entity of some sort; ie. (Corporation, Limited Liability Company, Limited Partnership, or Combination such as a Limited Partnership with your Corporation as a Limited Partner.)

For help deciding which type of entity, and setting it up you could visit with an attourney that is familiar with real estate investment; or you could visit irs.gov and go to the business links for starting a new business.
NEVER EVER run a business under your soc. sec. number.
ALWAYS run a business with an E.I.N. Employer Identification Number

To become an investor takes a lot of knowlege. There are a lot of materials and great books on how to invest in real estate.

The first place that I would go is your local REICA website.

There are different chapters in every city. You can buy an annual membership and attend the meetings. This will expose you to tons of professionals in your area.

The second thing is to meet and get a mentor that has been in the business for at least 10 - 20 years. I personally have 2 mentors that I talk to about deals that I may not have done before. My thoughts are that 3 heads are better than one.

If you can't find a mentor then hire a consultant. I personally do consulting to people wanting to get into the industry.

I have been reading about some real estate courses where they say that probate real estaet investing work sbecause the heirs are motivated to sell to pay of any property debts and will sell quickly for huge discount.
My question is why don't they just list it with an agent?
If it's such a discount someone will buy it?

While an executor or personal representative for an estate may need to sell an estate's assets, such as real estate to pay off the estate's debt, most already know an agent or 2.

To target these as potential home sellers is pretty much the equivilent of ambulance chasing. And as BrokerPro said, if it's so profitable & these homes are offered at such a discount, why isn't the guy snatching up these homes instead of selling you his course and giving away his "secrets".

Plus most people that are appointed as an executor are not stupid & actually, part of the probate & estate process requires that all the estates assets be valued. For real estate, this needs to be in writing, such as a CMA from a real estate agent. The entire estate must be valued & assets may have to be sold, or may not have to be sold.

My mother died with 1.5+ mill in real estate. We sold one commercial building & then a recreational lot, but are holding the other 3 properties as they are owned free & clear. Doesn't cost us but taxes, insurance and utilities. No mortgages.

I am currently deployed to Iraq and I have been wanting to start investing in real estate for sometime now, and I would like to get started from out here if at all possible. When I go back to the states in December, I still won't be going back to that state that I want to buy property in for about 4 months after I get back. With the foreclosure market being kind of nice right now, should I wait?

I think you should wait until you are able to be more aware of what is happening in that state you want to invest in. It's kind of like being blind to what's going on if you can't be there for a while. I think you should wait. The market will always have a favorable time again to buy if it changes.

I will be starting on my Bachelor's of Science in Computer Information Systems soon and I just wanted to know what kinds of computer careers can you get in Real Estate other than a Business Programmer for Real Estate software. I am looking for options out there in computers. Mature people only!!!

You could be a specialist in setting up small business computer systems and networks (and maintaining them). You could work for a mortgage company or builder as a systems administrator (though firms big enough to have full time IT staff aren't all that common). My daughter works for a company that supplies new home builders with websites. All of the large real estate networks have internal systems and create websites for their agents.

Quite honestly if you are just beginning your education, let alone your career, your best bet is to keep a completely open mind as to what you will do after college. There are so many options that you may love that could escape your view if you pigeonhole yourself now.

Most of us are doing careers that have absolutely nothing to do with our college major. Life is constantly presenting new opportunities and you'll be happier if you're open to them.

My degree was in elecrical engineering. These days I make my living as a financial journalist, pr specialist and as owner of a social and outdoor adventure club. Over my career I've done semiconductor and computer sales, small business administration, technical writing, grocery store management, fashion design, office administration, VP of website development, content and software, publisher of one of the larger financil website, insurance agent and financial advisor.

And that's only to date! I change my careers as my interests change and to manage to keep a happy balance between my family and personal life, and my need to produce income in a way I find satisfying.

So…in summary..keep your options open, look for interesting internships during your college years so you can try out different fields without a commitment. Keep in mind that many careers today did not exist 10 or 20 years ago and there's every reason to believe there will be new opportunities down the road that we have yet to dream about.

I am a new real estate agent. Does the real estate company you work for normally provide virtual tour software for you to use or is this completely up to the agent to do? Do agents normally create their own tour, or do they normally hire someone to do it? Is it easy? How long does it take?

I’m doing some legal research - this has not actually happened to me, but I have seen it happen. If you have an escrow account with your lender, you pay a monthly payment for them to take care of your annual hazard insurance premiums as well as property taxes. In some cases, the lender may pay the premiums to the insurer, but for some reason not be able to actually get a copy of the policy or proof of insurance. In a situation like this, after requesting the proof from the borrower and not recieving it, a lender can Force Place another insurance policy for the structure just to ensure that they’re covered.
From a lenders perspective - they need to be insured and the borrwer should have responded.
From a borrowers perspective “Hey, I pay you guys to handle my insurance. You go get the proof since you pay the premiums.”
In the end, the borrower gets charged an insane amount of money for a useless policy. I’ve read through Reg AB and found nothing. Can any attorneys tell me the legal risk that the lender is taking?
It appears to be predatory and gouging but also a necessary evil.

I work for a lender. If we promised to pay your insurance through escrow and are unable to contact your insurance company- or the company refuses to send us the documents- the borrower is responsible for giving us that information. Lots of times it’s sent to the wrong location or the fax doesn’t make it through.

I am an underwriter and I’m responsible for entering in the insurance information. At times, mistakes happen and I might type in the wrong phone number so the escrow department can’t reach the agency.

Thing is, if your house burns down the first day we haven’t paid your insurance premium- WE are responsible to completely re-build your house. Our company lost a 600K house in washington to a fire and the insurance was one day late- we had to rebuild the house for the borrowers. So if we can’t get proof of insurance, and you won’t provide it, we’re going to force you to buy our coverage until you provide it. There’s nothing illegal or predatory about that.

If you obtained the insurance to begin with, you should have no problem contacting them for your renewal page to forward to the lender. Shouldn’t take more than 10 minutes. If it does, I suggest finding a new insurance agency since a longer timeframe suggests they don’t really care about your business.
